Role Overview: 

As an M&E QS/Senior QS, you will play a vital role in the financial management of our residential projects. You will oversee all aspects of cost management, procurement, and contract administration related to mechanical and electrical services. Working closely with project teams, you will ensure that projects are delivered on time, within budget, and to the highest quality standards.

Key Responsibilities:

  • Manage all financial aspects of M&E services for residential projects, including cost estimating, budgeting, forecasting, and reporting.
  • Prepare and review tender documents, contracts, and procurement strategies for mechanical and electrical works.
  • Evaluate subcontractor quotations, negotiate contracts, and manage subcontractor payments.
  • Monitor project costs, variations, and valuations, ensuring accurate and timely reporting.

  • I have proven experience as an Estimator in the roofing and cladding industry, with a strong track record of successful project estimation and tendering.
  • In-depth knowledge of roofing and cladding materials, systems, and installation techniques, including metal roofing, composite panels, and insulation.
  • Proficiency in estimating software and tools, such as Bluebeam, Planswift, ConEst, and Microsoft Excel for quantity take-off and cost analysis.
  • Excellent analytical and numerical skills, with the ability to interpret technical drawings, specifications, and contract documents.

Job Description:

We seek a service manager from a contracting background—ideally with good design and build experience and an excellent all-around understanding of all aspects of building services, i.e., lifts, voice and data, sprinklers, AV, Security, mechanical, and electrical services.

• Be aware and appreciative of the interaction between services and other associated disciplines.

• Attend tender walkarounds, gather tender information, documentation, and pricing, and help prepare and present our proposals and costs to the client’s team.

• Manage the stage-by-stage signoff of information, drawings, and design while maintaining a weekly meeting/record of progress up to the final signoff with works commencing on site.

• Ability to coordinate all building services activities from a spatial awareness perspective and programming/logistical approach in conjunction with building activities. Experience with CAD software, including 3D, may be helpful here.

• Be technically aware and able to identify compliant alternatives to those specified that will offer cost savings to the client and/or improve programme availability.

• Be financially aware and look for financial opportunities from a cost and value viewpoint (poacher turned gamekeeper!!).

• Monitor and control the subcontractor’s accounts, applications, and variations to prompt settlement upon project completion.

• Produce detailed cost advice for incorporation into internal and external financial control documents.

• Ability to review RAMS (Risk Assessments and Method Statements) from an initial H&S and technical appraisal point of view.

• Be able to undertake detailed snagging (defects inspection) of all installed services, ensuring quality and technical specification compliance are always adhered to.

• Produce detailed snagging reports to subcontractors and oversee clearing all snags and final sign-off, including O&M Manuals, maintenance, and client training.

• Monitor and control the subcontractor’s accounts, applications, and variations to prompt settlement upon project completion.

• Produce detailed cost advice for incorporation into internal and external financial control documents.

• Attend client meetings and be positive in all dealings with the client and/or client’s representative.

• Being aware that most of our work is multiple fast-track fit-outs with works completed within a 6 -18-week time frame. We have longer and larger projects, but they are an exception to your day-to-day workload.

• Be aware that the SM role requires the management and witnessing of activities that can only be carried out outside of business hours, such as crane lifts, building shutdowns, life safety, and critical systems testing.

• The Services Manager role is not seen as remote and is mostly site-based, with no planned working-from-home period during the week.

• Be enthusiastic, energetic, and committed to the company ethos of delivering a quality product on time and to everybody’s satisfaction

  • Provide cost plans and budgets for Clients where requested.
  • Take ownership of bid and carry out ‘Bid Management Duties’, including liaising and coordinating with the Marketing Department over the submission document.

Key Skills & Experience Required:

  • Previous experience as an Estimator/Senior Estimator with a similar-sized Main contractor.
  • Ability to communicate with people at all levels and to work as part of a vibrant pre-construction team.
  • Have previous experience working on Conquest.
